Tenant / Landlord Info
 
At least five (5 days) before the commencement of a residential lease or lease agreement, the following information must be provided to the Association's Management Office:
 
  • Name of all occupants who will reside in the residence
  • Mailing address
  • Phone number
  • Email address
  • The commencement date and term of the lease
  • Landlord's updated mailing address, email address and telephone number
 
Amenities Access Cards Registration:
Registered tenants will receive a login to the BPOA website for community information and resources. Tenants will also receive regular email updates on important community news and events. 
  • Complete and submit an updated key card registration form with both homeowner and tenant information (see page 6 of the Briarhills Amenities Information Guide).
  • A $25 replacement fee applies for the first set of replacement key cards. Each subsequent set costs $100. Please collect cards from tenants at the end of their lease term to avoid this fee.
Emergency Contact:
Please inform tenants to contact the Harris County Precinct 5 Constables at 281-463-6666 for all emergencies. Briarhills has a private contract with the Harris County Precinct 5 Constables for emergency response. Calling the Houston Police Department may result in a significantly longer response time.
 
Utilities:
Our association is not part of a Municipal Utility District (MUD). As such, all utilities are the responsibility of the homeowner.
 
The providers for utilities in our area are as follows:
  • Water: City of Houston
  • Gas: CenterPoint Energy
  • Electricity: Provided by one of many competing providers
Trash & Recycling:
Private trash and recycling collection is provided for all residents at no additional cost.
  • Trash pickup: Mondays and Thursdays.
  • Recycling pickup: Fridays.
  • Tenants are responsible for providing their own trash containers.
  • Recycling bins are provided by the trash provider, but tenants may use their own. Landlords: Provider recycle bins are to stay with the property upon lease termination.
  • Keep trash and recycling containers out of sight and away from street view when not in use.
Short Term Rentals (such as AirBnb, VRBO, Swimply or similar websites) are not allowed:
The leasing of a residence for a timeframe of less than 6 months is strictly prohibited.
 
Property Maintenance:
  • Review the Deed Restrictions with tenants, emphasizing the importance of maintaining the home and yard in a neat and orderly condition at all times.
  • No boats, trailers, camping units, inoperable vehicles or covered vehicles are permitted to stay on the property.
  • Trash cans and recycle bins must be collected promptly after collections and stored away from street view.
  • Coil and properly store garden hoses after each use.
  • Keep sidewalks and streets clear of mud, plants, and other obstructions.
  • Vehicles in driveways must not block sidewalks.
  • Child play structures are permitted in the backyard only.
  • Remove holiday decorations within two weeks after the holiday.
  • Minimize noise disturbances before 7:00 a.m. and after 9:00 p.m.
